Rose Hill Plantation is the kind of place where you can stroll down quiet lanes, stopping to chat with your neighbors just like in the town you grew up in, while taking in the Lowcountry’s natural beauty; ancient live oaks and towering pines, tidal marsh and river views, abundant wildlife. Rose Hill Plantation appeals to folks of all ages and lifestyles. For example, the community’s population is almost a 50/50 split between working families and retirees or empty nesters. So, it is at the same time a popular choice for retirees, but also a great place to raise a family. And you’ll know each other by name. Over 75 percent of residents are primary home owners, and only long-term leases are permitted. Your neighbors are your neighbors in Rose Hill Plantation.
You’ll also notice that unlike other nearby private communities Rose Hill Plantation is not traversed by a network of bike paths, and if you ask the neighbors they’ll tell you that there’s good reason for that, pointing out that traffic is very light and there is plentiful green space with tree lined streets winding through. Frankly there’s no need for bike paths in their opinion.
Instead of bike paths, there are about 17 miles of riding trails originating at the Rose Hill Equestrian Center and winding through expansive wooded areas, another feature that separates Rose Hill Plantation from other private communities. The Equestrian Center includes 50 acres of pasture and a polo field. Folks in Rose Hill Plantation also enjoy hiking along the riding trails on two legs as well as on four hooves. The list of other amenities found in Rose Hill Plantation rivals that of some of the finest golf communities in the Lowcountry, or anywhere else for that matter, and that’s without the added costs and fees that come with golf club membership unless you choose it. The 18-hole Rose Hill Golf Club includes a golf clubhouse and practice area, but unlike nearby private golf communities the golf course is not the center of life in Rose Hill Plantation. Residents enjoy a private dock on the Colleton River with a boat launch that accommodates watercraft up to 20 feet in length, and a 42 acre stocked fresh water lake for fishing, canoeing and kayaking.
A clubhouse on the Estate side overlooking the Colleton River and separate from the golf course clubhouse, which is open to the public, is for use by Rose Hill residents exclusively. Other amenities include tennis facilities including Tennis Club of the Lowcountry and three swimming pools.
